Addendum to Lease

Rent is due on the first, with a grace period thru the 3rd of each month. You may bring your rent to the office during normal clubhouse hours. We also have a rent drop slot located on the outside of the clubhouse on the east side. Rent may be put in this drop slot 24 hours a day.

Any checks returned to the office marked "NSF" or for any other reason must be paid to the office within three days in the form of a cashier's check or money order. The certified funds must include a $40 Fee representing returned check fees plus any late fee incurred. If two checks have been returned unpaid, all future payments must be made by cashier's check or money order.

The Security Deposit is refundable if the apartment is left in clean condition, as found, with only normal wear and tear. The security deposit will be refunded, by mail within 30 days after the move out date and after an inspection has been made.

Prior to move in, each apartment is furnished with all necessary Light Bulbs. Thereafter, all replacements are your responsibility except for the fluorescent kitchen lights.

Resident agrees to keep patio and breezeways clean and clear of trash and clutter, with absolutely no hanging or storage of trash, clothing, awnings, bamboo shades or other inappropriate items are permitted. Bicycles are not allowed to be placed or stored on patios, breezeways, sidewalks, or lawn.

Residents should respect their rights of their neighbors at all times regarding Noise. Radios, television, and stereos may not be played louder than conversational level so as not to cause a disturbance. Surround sound and loud base is not permitted so as not to disturb the neighbors. Absolute quiet shall prevail after 10:00pm Sunday thru Thursday and after 11:00pm on Friday and Saturday.

Automobiles must not be parked on the grass, in fire lanes, in front of trash dumpsters or in any area designated NO Parking Zone under any circumstances. Two spaces are allotted for each apartment. Garages are by reservation through the Apartment Office only. Please contact the office if interested in renting a garage. All inoperable vehicles or vehicles with missing or expired tags are not allowed to be parked on property for any period of time. If any such vehicle is on property it will be tagged and towed 24 hours later at owner's expense.

Additional Locks or Alarms may not be placed on any doors or windows without the written permission of management. If management does approve additional locks or alarms, the management must be given proper keys and/or codes.

There will be a $5 charge for any additional keys to be cut (and will only be done during office hours). If a lock out occurs after normal office hours or you need your locks changed you must, at your expense, contact a lock smith UNLESS the lockout is due to a malfunctioning lock. Please contact emergency maintenance for malfunctioning locks. If your lock needs to be changed for any reason it must be during office hours only and there will be a service fee of $50 payable prior to changing the locks.

Call the office for all Service Requests. Regular maintenance service hours are from 8:00am to 5:00pm. Requests may be phoned or in person at the leasing office between the hours of 9:00 am and 6:00pm. After hours emergencies please call the same Summit Ridge phone number at (816) 524-5222 and an operator will assist you. Generally, the only after hour's calls that are considered EMERGENCIES are having no heat, no air conditioning if over 80 degrees, no hot water, no working toilet, or the refrigerator is not working.

If a blockage in the plumbing is caused by your neglect, you will be responsible for the cost of the repair.

Regarding Clubhouse and Amenity use, a resident must accompany all guests and there is a two-guest limit per apartment. An adult at all times must supervise children under 16 at all times.

Rules and regulations may be adopted and enforced at any time as needed to ensure a safe and clean Community where you can take pride in calling it you're home.

Resident understands that notice to vacates must be given in writing to the office a full 60 days in advance of the move date. Resident further understands that if that notice does no coincide with the lease that charges may apply.
